What is the stamp duty on property in Telangana?

For a sale deed of non-agricultural property in Telangana the charges are 4% stamp duty, 1.5% transfer duty and 0.5% registration fee — about 6% of value in total. Telangana does not offer a gender-based concession. Verify current rates on the Telangana IGRS portal before budgeting.

Is stamp duty calculated on the sale price or the government value?

On whichever is higher. Every state publishes a government market value (also called circle rate, guidance value or ready reckoner rate) per locality. If you buy below that figure, duty is still charged on the government value, not your lower sale price.

Can stamp duty be included in a home loan?

Generally no. The RBI excludes stamp duty and registration charges from the property cost used to size a home loan, so these must come from your own funds. A few lenders make exceptions for affordable housing, but you should plan to pay this in cash.

Is stamp duty tax deductible?

Yes. Stamp duty and registration charges qualify for deduction under Section 80C of the Income Tax Act, within the overall ₹1.5 lakh limit, but only in the financial year the payment is actually made, and only under the old tax regime.
